Tenant Fees 

At Rent East Yorkshire, we believe in being clear and transparent about any payments you may be required to make when renting a property through us.  In accordance with the Tenant Fees Act 2019, as amended by the Renters’ Rights Act 2025, tenants can only be required to make certain permitted payments. 

Rent 
 
The rent payable for each property will be clearly stated within the property advertisement and tenancy agreement. 
 
Once the tenancy agreement has been signed, a maximum of one month's rent may be requested before the tenancy begins. Rent will then be payable in accordance with the payment schedule set out within your tenancy agreement. 
 
Holding Deposit 
 
Equivalent to a maximum of one week's rent. 
 
A holding deposit may be required to reserve a property while referencing and other pre-tenancy checks are carried out. 
 
Unless otherwise agreed in writing, the deadline for entering into a tenancy agreement is 15 days from receipt of the holding deposit. 
 
The holding deposit will normally be returned to you or, with your agreement, put towards your first month's rent or tenancy deposit once the tenancy agreement has been signed. 
 
A holding deposit may be retained where permitted by law, including where an applicant: 
 
- provides false or misleading information which materially affects their suitability to rent the property; 
- fails a Right to Rent check; 
- withdraws from the proposed tenancy; or 
- fails to take reasonable steps to enter into the tenancy within the agreed deadline. 
 
Where a holding deposit is retained, the reasons will be provided to you in writing in accordance with the Tenant Fees Act 2019. 
 
Tenancy Deposit 
 
For properties with an annual rent of less than £50,000, the tenancy deposit will be capped at a maximum of **five weeks' rent**. 
 
For properties with an annual rent of £50,000 or more, the tenancy deposit will be capped at a maximum of **six weeks' rent**. 
 
Where a tenancy deposit is taken, it will be protected with a Government-approved tenancy deposit protection scheme and the relevant prescribed information will be provided. 
 
Changes to the Tenancy Requested by the Tenant 
 
Up to £50 including VAT, or the reasonable costs incurred if these are higher. 
 
This may apply where a tenant requests a change to the tenancy, such as adding or removing a tenant or making another variation to the tenancy agreement. 
 
Where reasonable costs exceed £50, evidence of those costs can be provided. 
 
Ending Your Tenancy Without Giving the Required Notice 
 
Where you ask to leave your tenancy without providing the required amount of notice, you may be required to make a payment to the landlord. 
 
Any payment will not exceed the rent that would otherwise have been payable until the minimum required notice period ends. 
 
If you need to leave your tenancy, please speak to us as early as possible so we can discuss your circumstances and the options available. 
 
Lost Keys or Security Devices 
 
Where the tenancy agreement provides for it, tenants may be required to pay the reasonable costs incurred as a result of the loss of a key, security device or fob giving access to the property. 
 
Any charge will reflect the reasonable costs incurred in providing a replacement. 
 
Late Payment of Rent 
 
Where provided for within the tenancy agreement, interest may be charged where rent has been outstanding for 14 days or more. 
 
Interest will be calculated at no more than 3% above the Bank of England's base rate for each day that the payment remains outstanding. 
 
Utilities, Council Tax and Other Services 
 
Tenants will usually be responsible for paying for services associated with the property where applicable, including: 
 
- Council Tax 
- Gas 
- Electricity 
- Water and sewerage 
- Television licence 
- Telephone 
- Broadband and other communication services 
 
The tenancy agreement and property information will confirm the responsibilities applicable to your individual tenancy. 
 
No Other Tenant Fees 
 
We will not require tenants to make payments which are prohibited under the Tenant Fees Act 2019. 
 
This means that tenants will not be charged administration fees for services such as referencing, inventories or check-in as a condition of entering into a tenancy.
